This is something that I often get asked, so hopefully this email will help you to get a good understanding of what we can do to help you.
The business aims to offer clients a completely hands-free investment service. The majority of my clients are based in the south of England or abroad, so they need someone who can literally do every element of the sourcing, renovations and lettings process, which is what we do. All of these are completed "in-house" by my various teams, and below I will explain more.
We will do all of the heavy lifting for you. No more sitting online searching for houses, we will do this and then email you the properties. Our sourcing brochures contain all of the relevant information that you need, from the purchase price, potential renovation quotes to the end value of the property.
We also include information on the property EPC, local schools, transport availability plus a number of other relevant pieces of information to help you make an informed decision.
Whether you are buying a turn-key property or a BRR, we are able to support you with any works that are needed. This could be as simple as organising the relevant safety certificates to make your property legal for renting, all the way to large renovations of the property in order to increase the capital value.
We have a dedicated team who will look after your rental property. At the moment (March 2025), we currently have 230 active rental properties, and this number continues to grow each month as clients current purchases complete and we collect the keys on their behalf.
We spend all day, every day searching our local market for suitable properties that we feel would work as amazing BTL's for our clients. One of the most often asked questions is regarding the areas we purchase in; we DO NOT offer any properties in poorer areas that would result in challenging tenants. Our aim is to give you as the client the best possible purchase experience so that you continue to buy more properties with ourselves and steadily build you portfolio.
As we find suitable properties, we will then email them to our mailing list. You may have already received one of our brochures, but you will definitely receive one in the next few days. We aim to try and send at least a minimum of 6 properties per week, but this is dependant upon what properties are available at that time.
In our brochures we will send a breakdown of the numbers. This includes the purchase price, mortgage deposit, stamp duty, legal fess and any potential renovation figure. We will also include a monthly management fee, mortgage cost and buildings insurance so that you can get an understanding of what the net rent will be after basic running costs. Now I fully appreciate that landlords look at different numbers when analysing a deal and they usually have their own spreadsheet for calculating their returns. We cover the most important costs, so if you do have your own spreadsheet you can easily take the headline numbers to see how the figures look for yourself and your own personal requirements.
We complete all of our communication through Whatsapp. As we have over 600 clients on our mailing list, we find this is the best way to keep track of any conversations as they are documented and can be easily read through.
Finding out more about a property you have seen a brochure for: If you receive an email of a property and you like the initial figures, then simply message us on Whatsapp for more details. We will send you the full property address along with the online property link. You are then able to go online and complete your own due diligence. This will enable you to look at property prices within the local area and the rents that are being achieved within that area. This will enable you to check that the figures that we have given in the calculations are correct.
You like the property, you have checked the figures and you are interested in it: Once you let us know that you like the property and the figures work for you, we will then book in to view the property. When we view, we will take multiple internal and external images of the property and check our initial renovation with what we can physically see in the property. We will then report back to you with all of the details and images so that you can view them.
The property is perfect for your needs - what now? Once you confirm that the property is perfect for you and you would like to submit an offer, we will get all of your paperwork (ID, Proof of address, proof of funds etc) collated and submit this to the estate agent along with your offer. We will always offer below asking price to try and get you the property at the lowest possible purchase price. Once a price is agreed and you are happy, then the property offer will be accepted and the property will be marked as sold by the agent.
We do not take ANY up front payments from our clients and we only receive payment once we have hit key points withing the purchase process.
Our fees are separated into 3 different payments:
▪STAGE 1 - £295 once a property offer has been accepted and the sales memo has been issued by the estate agent.
▪STAGE 2 - £200 once the mortgage valuation has been completed and lending is 100% approved.
▪STAGE 3 - £2,000 once the property purchase is FULLY COMPLETED and we have collected the keys for you from the agent.
Now we fully appreciate that property purchases can fail from time to time. If a sale falls though due to the seller, then we will give a credit for any fees that have already been paid towards your next property purchase. I fully believe that being as fair as we can with you our client is what separates us from anyone else in this market.
Whether you are buying a ready to rent turn-key, or BRR, we will look after every element of the required works on your property.
Turn-Key Properties: As previously mentioned, even a turn-key property will require some form of works to make sure that the property is fully legal and compliant for rental. This could as simple as fitting smoke alarms, organising the gas safety and electrical safety certificates. We will organise all of this for you.
BRR Properties: If you are purchasing a property that requires renovation work to add value, then again we will look after every part of this process for you. We have our own team within FMP, but also use experienced trades for any plumbing, electrical or roofing works that may be required. he trades that we work with have been working along side us now for multiple years, so you can relax knowing that the renovation works will be completed to a high standard.
Throughout the renovation process, we keep you updated with images of completed works, and YOU ARE NEVER EXPECTED TO PAY FOR ANY WORKS until they have been fully completed. As a safety measure, all trades must send their invoices to our accounts department. We will save a copy of the invoice to your property file and then forward the invoice to yourself to pay. This enables us to keep a record of every invoice that you are ever charged for your property as well as ensuring that you are not being invoiced for works that haven't been completed.
Our dedicated lettings agency will then look after your property once all works have been completed. We will ensure that all legal documents are in place and that they are valid.
We will go to your property and take listing images for the property advert. As you can see below, our listing images are far superior than others in the market, which not only gets us the best possible tenants, but also ensures that the property is rented quickly. 75% of our properties are rented on the 1st day of viewings, with 95% of our properties being rented within 3-4 weeks from being advertised.
▪Our first initial setup fee is the first months rent inclusive of VAT.
▪Existing tenant contract extensions are FREE. If your current tenant wants to extend their contract then we will not charge you a fee.
▪New tenancies are charged at 1/2 months rent + VAT.
